What to know before you apply for a loan

Start with the beliefs that most often make a loan cost more or stall it. Full guides are on the way.

What nobody tells you

What we see in hard cases, written down before it happens to you.

DSCR

"A cheap DSCR quote is a safe quote."

It can change at the appraisal. If the estimated rent comes in lower, the ratio drops and the terms change.

Condos

"If I qualify, the property does too."

With a condo, the building has to qualify too: its reserves, its lawsuits, how many units are rented out.

Foreign nationals

"If I have the down payment, I'm set."

Lenders also ask for reserves and proof of where the money comes from, and that takes time from abroad.

Self-employed

"If my bank statements show a lot, I qualify for a lot."

The lender averages deposits and subtracts expenses. What counts can be less than what you see deposited.

Costs

"The lowest rate is the cheapest option."

Points, fees and term can make you pay more overall with the lowest rate.

Before closing

"I'm approved, so I can move my money."

Opening credit or moving funds before closing can delay or stop the closing.
